36 x^9 y^8 + 28x^4 y^5 - 32x^7 y^2
(4 is common so you get 9, 7 & 8 in the coefficients)
( x^4 is common to all three terms so we get x^5,1,x^3)
(y^2 is common to all the three terms so we get y^6,y^3,1)
So we remove 4x^4y^2 as the common term from all the three terms

4x^4y^2 ( 9x^5y^6 + 7 y^3 - 8x^3)
