10x^2 - 12xy + 35xy - 42y^2

Be sure to group the term in such a way that they will have common factor.

     (10x^2 + 35xy) + (-12xy - 42y^2)

      5x(2x + 7y) + (-6y)(2x + 7y)

Notice that the common factor after grouping emerge (2x + 7y)

    factor common term

       (2x + 7y)(5x - 6y)

that simple.
