Let +b+ = the foot of the sail
given:

+52+=+%281%2F2%29%2Ab%2A%28+b%2B5%29+
+104+=+b%5E2+%2B+5b+
+b%5E2+%2B+5b+-+104+=+0+
I notice that +104+=+13%2A8+, so I can guess that
+b%5E2+%2B+5b+-+104+=+%28+b+%2B+13+%29%2A%28+b+-+8+%29+
