it is in the form a^2 - b^2 and factors into the form (a + b)(a - b)

a^2 = (1/4)n^2.......so a = (1/2)n {took square root of (1/4)n^2}
b^2 = (9/16)r^2......so b = (3/4)r {took square root of (9/16)r^2}
Therefore, (1/4)n^2 - (9/16)r^2
= (1/2n + 3/4r)(1/2n - 3/4r)
