(y + 2 + 1/2)(y - 3 + 1/2) = 44

(y + 5/2)(y - 5/2) = 44

y^2 - 25/4 = 44

y^2 = (176 + 25)/4 = 201/4

y = +/-sqrt(201)/2

x = 1/2 +/- sqrt(201)/2
