First, separate each square root into the product of TWO square roots, so you can sort out the perfect squares (put those in the first square root), and put the left over factors in the second square root sign.

Each of the first square roots is a perfect square, so take the square roots of these. The is not really anything you can do with the other square roots, so leave them along.

The only thing left to do is recognize that there is a common factor of sqrt%28xy%29+. You can take out this common factor, and you will have:
