The other tutor's answer is incorrect.

A bus company recently expanded and no longer has enough room in its garage for all of its buses. 12 of the buses have to be stored outside. if the company decide to increase their garage by 40%, this will give then enough room for all of their current buses, plus enough room to store another 12 in the future. How many buses does the company currently own?

Suppose the bus company's garage has room for N buses.  Then the additional
40% of space added will hold 40% more buses.  That's .40N more buses that
the additional space will hold. 

Those .40N buses that there will be room for in the added space will include
the 12 that they now have to park outside plus 12 more buses, so the equation
is

.40N = 12 + 12

Solve that equation and get 60 for N.  So as it now stands, they can now park
60 buses inside and they have 12 more that they now park outside.  So they now
have a total of 72 buses.    

Checking:

They have 72 buses, 60 which they park inside and 12 which they park outside.
40% of the 60 they now park inside is 24, so they will have room for 24 more
buses inside than the 60 they now are able to park inside.  Therefore they will
be able to bring the 12 buses from the outside inside, and there will still be
room to park 12 more buses.
