2s + s*sqrt(2) = 12
s*(2 + sqrt(2)) = 12
s = 12/(2 + sqrt(2))

Area = s^2/2
A = 144/(4 + 2 + 4sqrt(2)) = 72/(3 + 2sqrt(2))
A =~ 12.353 sq cm
