Well to start I would simplify by dividing by 12 to give
n%5E2+%2B+3n+=+0
In order to factor we need think of two numbers that mutiplied together give zero and when added together give 3. Well this means that one of numbers must be zero and the other therefore must be 3.

Lets multiply this out to be sure we are correct:
%28n%2An%29%2B%28n%2A0%29%2B%283%2An%29%2B%283%2A0%29=+0
%28n%5E2%29%2B%283n%29=+0
So we now that the factors are correct.
For a product of two factors to equal zero, one the factors MUST be zero. So either n is equal to 0 or -3.
