You can put this solution on YOUR website! This is a classic factoring by grouping problem! Group the first two and the last two terms and factor the common factor in each grouping:
nx-ny+12x-12y
n(x-y) + 12(x-y)
Take out the common factor of (x-y):
(x-y)(n+12)
