Factor 3 out of the first two terms
only:

3%285+%2B+y%29+-+5x%5E2+-+x%5E2y
 
Factor -x%5E2 out of the last two terms
(Don't forget that when you factor out a
negative, you change the signs of everything
that goes in the parentheses:

3%285+%2B+y%29+-+x%5E2%285+%2B+y%29

Then factor out %285%2By%29

%285%2By%29%283-x%5E2%29

That's a much as it will factor.
