Think of the process as a simple case:
%287+%2B+1%29%2A%287+-+1%29
This is obviously 8%2A6+=+48
but you can do it like this also:
49+%2B+7+-+7+-+1+=+48
All I'm doing is
%28a+%2B+b%29%2A%28a+-+b%29+=+a%5E2+%2B+ba+%2B+ab+-+b%5E2
