I will assume that your problem is %28x%5E2-y%5E2%29%2F%286x%2B6y%29 and not x%5E2-%28y%5E2%29%2F%286x%29%2B6y. The use of parens and brackets can sometimes help to clarify the problem.

%28x%5E2-y%5E2%29%2F%286x%2B6y%29
Looking at the numerator: %28x%5E2-y%5E2%29=%28x%2By%29%28x-y%29
Looking at the denominator: %286x%2B6y%29=6%28x%2By%29
Now we have:
%28%28x%2By%29%28x-y%29%29%2F%286%28x%2By%29%29
Cancel the x%2By%29 in the numerator and denominator and we end up with:
%28x-y%29%2F6----------------ans
