That is the property when something times zero will always equal zero.
Ex.) x^2 + 2x + 1 = 0
(x + 1)(x + 1) = 0
(x + 1) must be equal to zero *since they are the same, only one needs to equal zero
x + 1 = 0
x = -1 is your answer
Ex.) x^2 + 5x + 4 = 0
(x + 4)(x + 1) = 0
(x + 4) must equal zero
x + 4 = 0
x = -4 is one of your answers
(x + 1) must equal zero
x + 1 = 0
x = -1 is your second answer
