The perimeter is the easy part, just add the measures of the three sides.

If you divide each of the measures of the sides by 3, you notice that the three sides are in proportion -- a Pythagorean triple. That means that this is guaranteed to be a right triangle. If you want to confirm that, just calculate . If the two sides are equal, then you must have a right triangle.

In a right triangle, either of the legs can be considered the base of the triangle and the other leg is the height. The area of a triangle is the base times the height divided by 2. So just multiply 9 times 12 and divide by 2 to get the area.
