I will assume that 10+2 and 10-2 are both under the sqrt so that what you want is sqrt(12)*sqrt(8)
2 sqrt(3)*2 sqrt(2)=4*sqrt(3)*sqrt(2)=4 sqrt(6)
or do you want [sqrt(10)]+[2] * [sqrt(10)]+[2]
10*4=40
