I guess we are to assume that all of those tracts are equally likely to sell.
The probability that of the next 4 sold at least one will be in Holly Farms is the probability that not all 4 will be in Newburg.
The probability that all 4 will be in Newburg is (6/10)(5/9)(4/8)(3/7)=1/14=about 0.0714
The probability that not all 4 will be in Newburg is 1-1/14=13/14=about 0.9286
