Here is how you factor it:

14xyz+4xy^2

We can factor out a 2 because 14 and 4 have a common factor of 2.
14xyz + 4xy^2 = (2) * (7xyz + 2xy^2)

We can factor out an x because both terms have an x in them.
14xyz + 4xy^2 = (2x) * (7yz + 2y^2)

We can factor out a y because both terms have a y in them.
14xyz + 4xy^2 = (2xy) * (7z + 2y)

That's all the factoring we can do.
