YOU ARE LOOKING FOR COMMON FAACTORS OF BOTH TERMS.
THESE COMMON FACTORS ARE 5, X^3 & Y [15/5=3], [X^4/X^3=X^1] & [Y^2/Y=Y]
5X^3Y-15X^4Y^2
5X^3Y(1-3XY)
