The transformation is 2 down (-2 for constant) and 1 to the right (-1 for the radical).
The easiest way to look at it is the radical value doesn't exist if x <1. It is minimal when x=1, so the radical is sqrt (x-1).
At a radical value of 0, the function has a value of -2
sqrt(x-1) - 2.
