We factor this by a technique known as grouping...we will group them in pairs and factor them separately...so from
15xy + 25x + 27y + 45 we get
(15xy + 25x) + (27y + 45) =
5x(3y + 5) + 9(3y + 5)
did you get that?
Now notice there is a common factor in each, that is the 3y + 5, so I can pull it out and we're done...
(3y + 5)(5x + 9)
