Eliminate parentheses.
= 8x^2 - xy + 4y^2 - 12x^2 + y^2 - 7xy
Combine any like terms.
= -4x^2 - 8xy + 5y^2
That's it.

Each term has a 3, so cancel those.
= (4x^2y^2 - 5xy^2)/xy
Each term has an x.
